Moving to a rural location isn't going to widen your social circles.

I look on Linkedin, google, and FB as well any other relevant social media.

It was fun, informative, and I found it easier to socialize and network.

BP is a great place to start for referrals and your local social media pages.

My partner is in marketing, and often shares real-estate related posts from social media outlets with me (especially TikTok). 

Plus over $1M in real estate equity that provides $3500/mo rental income (which pays my $3200/mo mortgage), plus a decent-but-declining income that will be supplemented by $2500/mo Social Security in a few months.

I have been told to go to country clubs, but the thought of socializing for the express purpose of finding investors seems somehow... dirty?

as mentioned above, share what might make your programs or products different from other Lenders, so when we get buyers who are for example, self-employed, or need down payment assistance, we know which Lender can work with them.So call some Brokerages or some Realtors and start networking, lunch and learn meetings, send the occasional buyer to those you connect with, keep in touch, be easy to access, friend them on social media, and work hard for their clients!
