Son was going to back out,but the realtor convinced us to get an engineer because there were no regular signs of foundation damage [cracks, windows, doors, etc]  So, I just spoke to the engineer and the foundation is fine.  

For units with dishwashers, I provide a small bucket of dishwasher detergent pods with a warning not to use regular dish soap in the machines.

Keep in mind that this is a lot more than $100/door because I paid cash.I also forgot to add to the list of things I did was replace the side door on the garage and have it painted.I will be adding about $300 to the mix this month to put in a new garage door opener as my regular guy was on vacation.

Like anything else, disposals will break, and we change them on a regular basis, approx. $300.

Does this happen regularly ?

I usually balk at 5 year guarantees, but other than potential regular hassle to tenants, it makes sense.  

I have had similar issues with tenants only to find out that the literally leave their front door open for short periods of time, kids running in and out.As a Florida resident we have to deal with 100 degree temperatures and 100% humidity on a regular basis.

As such, I don't have the traditional steady pay of a "regular" job.

Just make sure the timer batteries are changes out regularly.
