Hi Min, We see this scenario a lot for clients that are planning on retiring and looking to transition to another state. 

I thought Portugal got rid of it altogether I know my client had to spend 500k.

You'd have to engage a grading contractor who might be able to give you a ballpark estimate, but it would maybe have to be engineered with rough and precise grading plans to determine costs. 

I am planning to add an outdoor sauna for this new property.

I am actually planning to fly out there on Monday to check it out and do some good research. 

The biggest thing is going to be whether or not this is an investment property or if you plan on living in the property once rehab is completed. 

Outside of real estate, I enjoy traveling and spending time with my family. 

I plan to do out of state investing given the prices in California! 

I’d love to get this group’s thoughts on what to do with 3 acres of undeveloped land (no septic, no water) in the Texas Hill Country that I plan to eventually pass on to my children (read: never sell because it’s family land).
