Brandon W. - I would recommend a new thread if for no other reason than to get more specific answers to your question.

I only need to give them 28 days in Wisconsin, but I gave them over a month and a half to look for a new place.Though they were not pleased with me, they had to rely on me to provide a good landlord reference.

Just from my observations, a mid-westerner living in Texas, the Texas lending market seems vastly different than the Wisconsin/Illinois market, although my only experiences are educational, and only in Texas for the past three years.

Also on the water meters here in Milwaukee, there's a small dial that shows that water is being used.  

For my single family houses, the water bill stays with the property (Milwaukee).
