@Dennis Bragg I especially agree with you that "thinking about older buildings.. some folks underestimate how well older properties can hold up".

Even with five bedrooms renting for $700 a month (you pay yourself, as well), you'll bring in $3,500 per month and the place pays for itself.

If you can arrange a visit to see how the tenant is taking care of their current place, that will open your eyes as well.

This run though focusing on zero debt instead of drinking the refi to you die cool aid I believed prior to 08 .. we can now sleep well at night compared to those days.

Also, learn how to be a landlord and manage well if you are managing yourself before you get too creative.

Since you recently purchased, yours was reassessed at todays values and theirs are still working off assessments from years ago (possibly) and the people you bought from likely had an old assessment as well.
