Have a long-term hold period(north of 10 years), enter when the market is telling you.

We have used a property manager in the past and started self managing last year.

These last two comments mirror my thoughts.  

SF has a limit of 90 days per years for AirBNB in the city otherwise I would keep it and short term it all year long.

The median MF sold for 380K over the last twelve months.  

In each instance, fault was on person B (Yourself in this scenario) and NOT on person A who the tree trunk was on there property but limbs overhanging neighbors, AS LONG AS they had readily allowed and made no conflict to person B cutting out/down whatever was projecting onto there property line. 

I'd also caution you against using 100% financing for a long term buy-and-hold property.
