You can't make a dime for many years due to the small fee's generated.That's why you will find many PM's running a shady operation and trying to optimize via other means like offering rehabs, realtor services, etc...I call this the "jack of all trades and master of none".But I get it, folks gotta eat so as long as they stay honest, it's ok.We aren't perfect and make mistakes but those mistakes are honest ones.Thanks again

This will be higher as rents increase but there are some long term tenants in there that helped take care of my Mom when she was sick, so I'm not about to jack the rates on them by 30% overnight.

Best solution is change your lease at renewal to bill for water or jack his rent to cover the cost (add some to pay to replace washer and dryer when needed).

With that said if you find one that will he’s going to jack up the rate on you to make up for not getting his  10 and 10  If he’s a dedicated window contractor his pricing is going to be far superior than what you could ever buy.

IF it's the tenant making such happen from abuse of any kind, yes THEN accountability but you don't know jack, cut it out, get facts not opinions and assumptions.
