You did such a fine job, I wouldn't know where to add any value to what you've already contributed.The only thing I would say, is the original post is a great example of overcomplicating the basic concept, mixing good, bad and ugly in the original question list, and having just enough knowledge about the topic to be dangerous.

That being said, mixed use is growing in interest to me, but I worked in retail real estate for 5 years, and residential for 9 now, so I feel like I have a certain level of over confidence in myself

Real Estate is where it's at.Stocks are basically gambling because you have no control over them.At least in Las Vegas they give you a buffet and free drinks.

My personal take is that it is a very good thing to have in your mix if you have multiple properties.

Her son broke back in after they moved out, set off big fireworks in the unit, he and his friends got arrested for underage drinking and causing a disturbance. 

Bonus: they are not very neat, smoke , drink a lot, get in trouble with law etc etc, i have had two like this, its a nightmare.
