1) ALWAYS get a detailed application. 2) Ask for references - landlord, personal and work related 3) Have THEM provide a current credit report - in my state that is legal - this way you create at least a "semi weeding-out" process right there.

If I were in areas where this was not the case I would say buy, buy, buy because these opportunities are going to be gone faster than people think. 2 million jobs created since last summer(per marketwatch) means that many more people thinking about housing again.

I also found that if you communicate really well with a tenant from the beginning and explain what your expectations are and if your reasonable in your requests you can create a great tenant.
