Hi guys,There is a group (sort of REIT) where I'm from that is organizing the purchase and betterment of this building.I am aware of general stats and information, rent agreement they have etc, but would like to know any other 'on the ground' information from FL BiggerPockets members.Is there any information you'd share about the specific building or area? 

HOA covers building insurance, roof, exterior paint, grounds, pool, parking lot, etc.

He violated the lease and that is grounds for termination of the right of occupancy. 

Lastly, the boots on the ground technique of just driving a neighborhood is a great way to get the feel of the area.

I believe you are buying the ground and the building and cvs holds the lease for 15 years.

This would involve boots on the ground including realtors, contractors and property management.

From my read of the post, it sounds to me like the guy does his own management, is going to be out of the country for a while and wants someone on the ground to watch over things while he's gone.

It also has 2 doors into the ground floor apartment. 

Except in the case of a single-family residence, keep all common areas of his building, grounds, facilities and appurtenances in a clean, safe and sanitary condition;Would love some input here!

I live in Brewers Hill(basically where Canton Crossing is) 36 Townhomes are being built across the street from me, a 300 unit multiplex across from Canton Crossing called The National just broke ground(1 bd rents will start in the $2200 dollar range), a Nordstrom Rack is being built at Canton Crossing, another 200 unit on Haven street is being built about a 1/4 of a mile away from the National, oh and lets not forget the 2000 unit complex under review right next to O'Donell Heights again all in the same area.
