I was looking at a deal recently that was for multiple properties at once and one would have included something that turns into a flip.The property was also in a fantastic area for Air BnB so the plan was to actually air BnB as is for a while, then do the work for the flip and sell it.

Most rentals include laundry in there units or coin operated in basement, and as of now I have not done anything in regards to laundry and my current tenants aren't pleased.

Im not sure if your profession, a CPA is eligible for the 20% pass through deduction (I think you are not if I remember correctly) but for those that are you can thank the Realtors that volunteered to lobby to get that included in the tax bill as we were the driving force in getting it into the bill.
