The front yard is so over grown that it is physically impossible to get to the front door and it has all of the other major signs of being vacant.

One exception was the 10x rule by grant cardone but that one he recorded himself.I just don't get the retention, applicability, satisfaction, or sense of adventure from listening to an audiobook that I do from reading a physical book.The odd thing is that I'm a millenial and a radiologist  (a very tech oriented medical field).

You continue with this process for a couple of reasons: 1. they owe rent, 2. you have no idea if they will actual LEAVE at the end of the month without the help of local law enforcement to "encourage" them to do so and 3. even if you never see a penny of this months rent (which is quite likely) you may get a warm feeling in some body part that at least there is an eviction on their credit history.Gail

I have spoken to the Village already and since we are more than a mile from the nearest body of water (lake) we are not required to have flood insurance.

Just kinda run a case study on your investments and mention "yeah, we paid our hard money guy X% and X fees"It allows you to show off your track record and judge the body language/reaction of your sibling.
