Typically a commercial lender will require 20% more rental income than PITI - this is what's called DSCR Debt Service Coverage Ratio and should > 1.2The properties I bought this year in Milwaukee needed 30% down to get to a 1.2 DSCR.

Thus, they can absorb an unexpected car repair without missing the rent.I am not sure if the new policies would still allow me to do this, as there seemed to be one part of the law that would mandate that landlords accept the security deposit in little bits over 6 months of time.

My initial piti payment was 8,870 now it will be 10,359.To make matters more messy I changed insurance during this time - they repeatedly sent me notices that they did not have proof of insurance...I had my insurance rep send them the docs several times before they finally acknowledged the new insurance.
