You'd have to find a commercial lender that will finance a single family (most wont).

Later I rented out the other side of the duplex to a family for 1650, the funny thing was that I was shy to tell them I'm the owner, I just told them that I work for a property management company.

Its a Co-Op in an upcoming neighborhood in Chicago, IL and has a decent amount of units for a starter multi-family.  

I'll be closing on a large single family in Dorchester, MA (02124) next week.
