Hello Seth, I have a few clients that have good success with the co-living model and I had one of my properties rented at one point to someone that was doing co-living in it.

I currently own rentals in Columbus, OH Not much, but my buddy has 40,000 dairy cows out there.

I’ve definitely had sellers get nervous over language like “and/or assigns,” so upfront clarity is key, just like you said.That idea of simplifying the financing by closing in a personal name first is an interesting one—I haven’t used it yet, but it sounds like a smart workaround for avoiding last-minute chaos.By the way, I can’t DM here, but I’d love to connect on LinkedIn if you're open to it i have it on my bio.

My question to you all is: Is it wise to list the property with a tenant living in it? 

My team and I are actively working on a hotel-to-multifamily conversion and growing our portfolio of value-add apartment properties.

We self managed and my teenage daughters clean it.  

From my perspective, it’s essential to ensure that financing aligns with your long-term goals and risk tolerance.
