After producing $100m in gross rents and hosting 100,000 vacation guests, my lifelong advice will always be... find a property where you can put down at least 50%, try property managers until you find your favorite, and rinse & repeat.The secret to vacation renting is letting guests subsidize most or all of your operating costs (including a 50% mortgage) while your property appreciates with time, and you personally enjoy it (max of 10% of nights rented and it's still an investment property).

How about having a party with your friends that the agent hosts so he/she can get to know your friends and gain some extra business?

I think they also host a live session periodically where you should be able to get all your questions answered.

You have to buy cleaning supplies, consumable supplies (i.e toilet paper, coffee), pay a cleaner, pay for software to run your hosting operations, do more maintenance to keep the unit turnkey, etc.
