The nice thing about Peterborough is there are still tons of properties you can pick in the low to mid 400s and make that goal work.

There are a few in Mid January you should look at attending. 

From My experience, small and mid size buildings in C neighborhoods are actually a little higher than 50% to operate annually. 

Looked into the prices (mid-$400s to $500) which is what I would 1031 exchange my SF for, and it would cash flow - very conservatively speaking - at least $1000.Does this seem like a no-brainer thing to do?
