Justin Silverio:While we are not in the business of flips, we have allowed tenants to select paint colours when we are undertaking a renovation prior to their taking up residency.With the tenants we make it clear to them that they are responsable for the cost of repainting the unit back to our 'standard' colour palette when they vacate.

Our purchase contracts always contain a clause where we deduct 2-mths rent from the purchase price for any units that become vacant prior to Close ... the purpose of this is to keep the vender motivated to keep the building full.To avoid receiving several units of undesirable tenants, we also insist that all new tenants be subject to our application and screening process ... we even offer to assist the vender in securing new tenants.

Beginning in calendar year 2016, on or after June 1 in a county with a population of more than three million persons if no prior year certificates of purchase are outstanding, if a person who holds a certificate of purchase for tax year 2014 and afterwards desires to pay subsequent taxes, the county treasurer shall issue a separate certificate of purchase by assignment for each subsequent year's taxes, accrued interest and related fees due on the property.

I was hoping painting it would help it stand out a bit to a potential buyer.I would consider shutters, trim, columns, wrought iron, or a gable covering the porch prior to painting the brick...any architectural change could differentiate the property...how much will it cost to paint vs. adding a gabled porch or railings?
