Some localities are looking to restrict the practice of wholesaling, such as requiring a license for deals where you appear to be acting more of an agent, brokering deals versus the principal in a purchase agreement assigning their contract rights to another. 

Also, depending on the structure, you can keep your name off the public record as the owner of the property and even as part of the LLC.

There are plenty of good deals in Indy right on the MLS.

Once the year is done, what would be your plan to pay off the HELOC?

Haven’t done trust yet (state of CA), and would like to get referrals from fellow real estate investors who have gone through similar restructuring / realignment of their assets.
