Finally, 2" sheets of foam board was run tangental to, and across, the floor joists.We are now in the middle of our second winter: floors are warm; no signs of condensation in the air space - which is essentially sealed.If/When we need to do this again, we might simply use closed cell foam to fill the joist cavities - a little more cost, but a lot less labour (which is attractive when you are in a 2-4' high crawl space).

Your deal, is very convoluted and sounds like the trust, seller financing wrap, sub-2 and POA rolling it over to a new owner was a classic guru transaction putting you in the middle, assuming on going liability and brain damage for probably a small fee, that in the end could be lost.
