Scope of work to upgrade unit, needed to drywall and paint the entryway, put on new molding, tore up old carpet in dining room and living room and put down vinyl hardwood flooring.

A few months ago they asked if they could replace the carpet in a few rooms at their expense. 

I immediately started cleaning up the place, there were cobwebs everywhere and the place smelled really bad due to urine soiled carpet throughout.

Currently Carpet and linoleum throughout.  

There was a lot of trash in it to begin with, but once it was all cleaned up, some paint and new carpet turned out to be a great rental.

If he took all the light bulbs, charge him for those along with the clean up of the bathroom and fridge (hire a cleaner if you want and charge him for that as I don't believe you can charge for your time).Damage from the dog needs to be repaired at his cost. 

Unfortunately the AOAO will not allow the carpet, which is in the bedrooms and living room, to be replaced with any other materials.

Replacing carpet with LVT, formica with granite, new bath vanity, new fixtures, recoating tub/tile, etc.
