Formulate a solid plan and execute with discipline, don't go all in on any one property, you might even start with one property and see if you like being a landlord, or flipping or whatever you plan to do.

(a) A potential seller may not execute an executory contract with a potential purchaser if the seller does not own the property in fee simple free from any liens or other encumbrances.

What are peoples thoughts on this, and has anyone ever seen the "due on sale" clause executed, and would this even apply? 

The previous owner hired Realty Executives to manage the property and they filled out the lease with the current tenant.

One thing to note, if you want to raise rent, then you need to execute year lease.

I would also decide what to do with the tenants...if you elect to move forward with them, you'll want to screen them and execute contracts as the owner/landlord. 

You want to make sure you are executing the 1031 exchange properly.
