Apparently, your consultant did not see the need to register your company as a Foreign Business per NC statute.

There are a lot of foreign national and ITIN programs out there that will go to 65% loan to value with DSCR. 

My mother would be the financier, and would like some of the cash flow as I would be keeping 10% of the rent each month for my service.Has anyone here partnered with someone that lives in a foreign country and not a US citizen?

You can usually register a foreign LLC in a different state for a fee. 

In my case I have a house in Minn owned as a foreign entity in an Ariz LLC .

Hey Beth,I have a rental portfolio in NC worth $1.1m but as a foreigner with no credit score my cash out was capped at 60% LTV so the portfolio has around $500k equity, so I'm looking for a 2nd position lender to lend the gap to 75% LTV.

Otherwise there would be a whole slew of foreigners that fall into this camp.   

Rates as of this posting date vary but are in the 6s and 7s (or possibly 8s if not a top tier credit score or a foreign national loan as considered a higher risk and will be reflected in the rate).

This way of doing business is about as high-quality as it gets and must be completely foreign to those replying on here.
