Did you include Holding costs in your Rehab budget?  

I’m not sure that’s a good play any which way you slice it in north tulsa... don’t get me wrong I’m a fan of housing up there but when you can buy a house for $15-25 a sqft buying lots (unless included with the house) don’t make sense.

you cannot have actual or constructive receipt of the proceeds which include the note. 

Receipts include cash and the note. 

Make the offer you want but be sure to include inspection clauses.

What I was considering NOI was after all expenses paid (or what expenses they have provided me so far) including the mortgage payments.

In the past we have offered tenants an incentive to pay early, which we referred to as an early rent payment discount.It would be included in your lease.

Anything cheaper than an architect I would do (including pay the neighbour for 33sq ft) if it was a for sure thing.

there is deferred maintenance including roof replacement. this is in a turning neighborhood.
