Those deals take less of my mental energy than a rental would, and generally feel lower risk because there are more tenants and sources of cash flow.When it comes to the numbers, I can earn a better return on equity with the other deals.

I have no idea what is prompting this wave of people adopting a mentality of sinking thousands of dollars into investments they are not willing to lay eyes on.

J Scott...Just for clarity, I am in fact the "recruitment specialist" at my company AND a staff "writer", and rather than being sarcastic but honestly taken aback just a bit at the suggestion of being disingenuous, I'll simply respond by saying that I wear many hats for my employer.

if you don't have the drive to succeed and push yourself (whether physically, financially, mentally, or all of the above), you're not going to find much success in life unless it quite literally falls into your lap!

So, a crude, and by no means accurate, technique may be to just add the main gla together with the ADU gla and find recent neighborhood sales with similar total gla, and mentally adjust those downward somewhat, to account for any market difference for the detached gla (ADU).

It certainly can be worth the wait, but you have to be able to mentally and financially budget for this and plan accordingly.  

My time and mental space/health/peace are waaaay more important than thinking about tenants every month. thanks a lot for all the input everyone!!!  

We would (collectively) work through the idea and the other members would propose solutions and their thoughts.For me, it propelled me in different directions that I otherwise never would've gone.The first year in the mastermind, I did 1 deal in real estate and went through a divorce (not BECAUSE of the mastermind, but from some clarity gained therein, and the courage to go through with it).The second year in the mastermind, I bought 6 houses.I am in the process of looking now for a real estate-specific mastermind.The other thing is, I DON'T want to mastermind with people in my local area.Being in a mastermind keeps your eye on the ball, as it were, a concept I don't have trouble with anyway.However, I don't want to be surrounded by a lot of other investors that are in the same boat (in my local area).

Perhaps someone could lend some clarity as I've been trying for 7 months now to find an actual success story and simply have not been able to.
