You continue with this process for a couple of reasons: 1. they owe rent, 2. you have no idea if they will actual LEAVE at the end of the month without the help of local law enforcement to "encourage" them to do so and 3. even if you never see a penny of this months rent (which is quite likely) you may get a warm feeling in some body part that at least there is an eviction on their credit history.Gail

I have spoken to the Village already and since we are more than a mile from the nearest body of water (lake) we are not required to have flood insurance.

The only way around this is to go below the LTV thresholds or to start a fund that signs on the debt, but in the fund case, the lenders will still require at least one "warm body" (i.e., a person) to sign individually.
