Can you afford a last minute ticket to Portugal or Buenos Aires and hotels to spend a week there straightening out a problem? 

For example if the investor moves from the property, his options are either not to rent the unit as a separate unit, sell, or try to get away with breaking the rules.  

Tried to get as close to comparable properties as I could this go round. 

Now, yes you take a ticket and get in line, depending on what you are buying, or wait longer where there is more properties to choose and better market.

Per the posting, the building has been updated this year including all the big ticket items (also why I didn't incorporate a capex estimate). 

This mindset will need to be well rounded and focus on all aspects of your life such as personal finances and health. 

While technically we could get away with that not being brought up to code, we wouldn't want to have a tenant in there without it being up to code - so that's an expense we needed to account for that she would have overlooked.

If its going in a lower end unit you can get away with a cheaper flat or eggshell and repaint often.
