The other ideas I have is to (1) get cell towers for the building as its taller than the surrounding buildings and has great line-of-site (2) offer signage to either billboard companies for the roof or on the side of the building.If you have experience or information on courting cell companies, billboard companies and what they may add to the property bottom-line, please chime in!

If your market is very hot and there are multiple offers likely, then you'd be better off with the equity line and being a cash offer, and then later pulling out the cash.

I'd be living in one side and using a VA loan so I'd put 0% down at 3.75 rate and VA fees (unsure of those yet either).

Unless you think the property is hot and you buying it with enough equity in it to flip (consider 2 closing costs, repair and operating expenses), I would not recommend to borrow the down payment.

One note, if you pluck those trades out, it will be a fiasco unless you hire a contract/project manager to overlook your side of things, I would pay 5-10k for the cm/pm instead of the whole 40k, this way you save 30-35k AND have someone on your side to protect you from unauthorized change orders or COs that are of industry standards.
