I'm happy I did it and used it as a learning experience before converting to long term rental which has been good consistent income 12 months of the year with great tenants.I agree with @Chris Lopez and find something that is a base hit, get in the game, make mistakes and learn from them.Best of luck!

It is all how hard you want to play the game. 

The real estate and the business (bar w/ liquor & gaming licenses) sold separately.

They have more skin in the game then you do.Make sure you get clear title.

Even more local investors getting into the game too because everyone has a HELOC now with home prices going up and are looking to utilize that money.

However, it appears that you have been in the game a lot longer than myself!
