But what has us Realtors really excited is the nearly finished and giant VA Hospital, highly visible from Hwy 190 there on Fort Hood, and the new Texas A&M Central Texas campus on the South-west side of town (also very sleek and visible from Hwy 195).

Houston proper is very much hit or miss depending on the actual schools, whereas the surrounding school districts generally have better reputations overall.There are deals to be had in Spring, east of I-45 (Timber Lane & North Spring); west of I-45, north of the Beltway; Spring ISD; Klein ISD; most areas in the Cypress-Fairbanks school district have strong rental returns (Bonhomme); Katy ISD (Bear Creek; Glencairn); Alief; Mission Bend; Missouri City (Quail Valley; Quail Run; Briargate; etc.); Sugar Land (Townewest & Barrington Place); Deer Park; Friendswood; parts of Pasadena, La Porte, & Baytown.Also, a lot of times folks will refer to "Cypress" and "Spring" but actually mean northwest or north Houston, so be mindful of that.In terms of development and appreciation, it's taking place all over, but most heavily west of I-45 North and South.Definitely let us know if you ever have any other specific questions.
