Unless, you have employees, it's a waste of time.

I am working on a project to develop an effective digital application for private landlords (focusing on 10 doors or less).

Sure you're wasting if you don't use it but when you need it a 100 service fee will give you your money back.

It's nice that many landlords tend to keep the rent static, but if the tenant is just wasting away as many do, and with costs and taxes rising, it might not be such a good favor. 

This is effectively tying up the ENTIRE amount, not just the 12% difference between what’s allowed.

The fact remains its a total waste of money.  

The drip effect.

These wholesalers are not only wasting money but loosing opportunities. 

PS: If you're really afraid you're going to fritter and waste your money away before you get a handle on things, take all/virtually all of it and put it in a 6 or 12 month CD at your local bank.
