If you're preapproved, have clear criteria, and are honest and direct in your communication, it will work out for all parties.

I started purchasing small multifamily in Columbus, Ohio about 4 years ago and have done extremely well.

I am trying to decide what is easier and makes more sense between these two: Get spun up on laying tiles and fitting that in my busy life, or deal with the draining experience of getting a contractor to show up, give an estimate, then appear weeks or months later, do an honest job, stick to it and finish on time. 😀 

My philosophy with contractors (in the past) has been - "hire the right people and stay out of their way".I need an honest, reliable, cost-conscious GC who can pull permits, demo and knock this "fix n flip" out in 3-4 months.  

Then look honestly at money on hand like the income from the airbnb, your next paycheck, savings, credit card limits, etc. 

If the income is only 4k month I would honestly be happy due to that being the number NY spouse and I would need to go, relax and not work.

I found a roofer using Home Advisor and he referred me to an HVAC guy that is extremely reasonable.

I consider a higher quality resident to be one that is excited to live in such an attractive unit, is financially stable, has an excellent payment history, has pride of ownership, and is honest.
