@Elijah WichersNoting an important distinction between down payments using PMI: I have found that FHA 3.5% down involves PMI that stays with the life of the loan.

I'm only licensed in TX and don't know where you are, so seek competent legal advice from an attorney licensed in your jurisdiction.Any kind of sub-2 I've seen involves getting several signatures from the owner.

Oh, and there is NO LEASE involved in this situation.

For vendors, I wouldn't over think that step as you can easily find available vendors on Thumbtack or other marketplaces.For leasing, this will depend on your desired involvement. 

@Justin Brown I know there is also a fee involved in paying off the mortgage (if there is one on the property) too soon also.

It also involves researching the neighborhood.
