I'm considering offering owner financing in a flip home in central Florida; what are some of the pitfalls I should avoid?

There seems to be more Lenders available or are offer their services to you.  

After that I'd just go with either annual or monthly depending on if you know you'll need to use it for an entire year, because it does offer a discount by going annual.

I'm offering my services for those of you who need any trashouts and debris removal needs for your investment properties here in Memphis, TN.

If anything comes back a concern, re-run your numbers with extra repair costs, and with dropping your offer price, until you get back to numbers that satisfy you.

I know books offer a great deal of advice, which is why I made the purchase of "The Book on Rental Property Investing" so far it has enlightened me a lot on the pros and cons of the business.

Been at this a couple of years...talked With a number of sellers...they all seem to think I'm nuts when I get to the part about my offer being 60-65 cents on the dollar...is this realistic?

All of this information is very good and I am getting ready to make a couple offers on some fix and flip properties but still need some key members for my team.
