The source we use for this is actually an Equipment Lease/loan scenario where we get the equipment and a large cash loan...kind of like a rebate, but the cash part is very large.  

If this was wired with a new breaker and not just directly to the bus bars it shouldn't be a problem.

With an assignment of contract, you are not a party to the actual closing.

If you want to buy from banks, expect to be required to buy pools of notes.If you're trying to buying a soecific note on a particular property, about the only opportunity that I've seen is from private party note holders.  

LLCs--naming an unrelated party  as a resident agent--does this for me.

You, a non-licensed third party, can not 'help' the Seller get a mortgage.
