The prep process was very labor intensive (knocking down high spots with a sander, filling in large cracks/gaps/gouges with cement filler, containing all the concrete dust from sanding) and laying it down took several days of fairly difficult and slightly messy work.

Is their any additional paperwork that I would need to fill out, such as joint venture paperwork?

It seems like it does not leave much equity and profits for the remainder of the general partnership team and all the various roles you need to fill.

Wetlands, huge trees, erosion problems, neighbors lot filled with trash, etc. 

I don't find my rentals harder or easier to fill at certain times of year.

Fill up fast with the best tenants and leave other owners with marginal to the trashy tenants.
