I am seeing this more in my area... so much more actually that I think some people are using it as a strategy to sell their homes for more money.Just going to throw this concept out there as it may help you to sell for more.Let's say you think your house is worth $500k if you sell it as-is, move out, and hand over the keys.Well what is your house worth if you sign a 1 year lease back at the rate of $4,000 per month where you pay all utilities?

*Not a CPA*I don't follow the segregation you noted in the example above but to make it simpler if 60% of the building was depreciated all the time and now you converted the 40% of the house from primary residence to business use then I believe you just start depreciating the 40% of the house at the time of conversion which is Nov 2021.
