However, every used car I buy IS an off-lease vehicle due to the fact that I am guaranteed low mileage and someone who took better care of their leased car than the average owner would.I do trade up every 2-3 years and still feel like I am coming out ahead over a lease.Just my two cents...Disclosure: Brother-in-Law owns 16 new car dealerships throughout the US, so my reply may be biased.

Also get ahead of were demographic groups that are high income and like nice properties are buying they tend to be clannish there is upside there as well.

Thank you for every ones inputYeah, I think I'm going to go ahead and try to purchase as an InvestorSince I'm wanting to Flip the house, I figured that a bit more patience on my end will be well worth it vs buying as an O.O. and only having to put 5% down for the 10% down, that is required if you purchase as an investorCan someone please clarify how a Renovation loan via a HomePath property works.....

Situation:Client has the home, hired a architect, have the permits but now the budgets are way over the architects estimates.Outcome:Not sure need opinions.Generally we work with the owners ahead of time to review designs and plan out rough estimates, so that there is some type of realistic idea for cost.since they (the Owners) were referred to us by a acquaintance I feel obligated to Help.
