If using a deed, have the attorney mark it up in such a way as to make it obvious that you are considered a family member or familiar assignee.Make certain the you have the relative's social security number on hand and reference it in your change of address letter, which @Dave Metsker referred to.The idea is to get your name on title, take over the loan and avoid necessity of refinancing, all without drama, inconvenience or drawing much attention from the lender to your transfer.

If you are marketing your deals publicly and many agents and brokers see what you're doing and you harm then in any way, you can expect a complaint to be filed and attention brought to you situation.Get a license, it's annoying but 3 weeks of time and a couple grand will save you tons of headaches and unnecessary stress.

Friend look for FSBOs on properties that have first class rehab, that means the investor knows what he or she is doing. work to build a network with them...be persistent soon you get their attention and build long term relationship.Why I say make sure it is a first class job. because that means they are in business for life and you can find the property info and mail them your info all the time.
