Generally speaking, using the VA loan to buy multifamily is likely the way to go.

basically that I dont care for it at all.. so A class 700 plus fico is the only thing I like or the NNN office type stuff we have with Doctors as our tenants.. 

While I don't have contractor recommendations for your area, I do have some advice regarding your situation:First, I hope your property has dried out well and that the repair costs won't be too burdensome.

You will not be able to get a mortgage most likely for the unpermitted work, as title insurance will be challenging- you would need to go to a private or hard money lender in this situation.

I'm sure you can find something temporary that you can stick the sign to, but you'll likely be responsible for removing the glue/tape once the sale is done.
