If you want your tenant to do something it is your responsibility as a landlord to inform and teach.If you have a tenant problem you created it and are responsible for fixing it.

If you are sourcing the property from a broker, ask them to provide you with the 12 month trailing financial for that property so that you can verify and accurately estimate the expenses.

Of course, if you don't own any rental real estate, and don't have any depreciation, this doesn't really help you.Note that I'm not a tax professional, so don't rely on anything above as tax advice...Sorry, bumping this because I'm not sure of you saw my response and it won't let me tag you.
