If you want your tenant to do something it is your responsibility as a landlord to inform and teach.If you have a tenant problem you created it and are responsible for fixing it.

If you are sourcing the property from a broker, ask them to provide you with the 12 month trailing financial for that property so that you can verify and accurately estimate the expenses.
