My recommendation is to use an attorney next time.Good luck with this transaction. 

These list agents have often been in the industry much longer than I have been so it must not be as common among strictly retail transaction realtors.

Check with whichever brokerage you use, they will typically waive any company split or fees (or have a minimal flat fee) for personal transactions.  

This is my first trip lending on a deal, but I've run plenty of corporate A&D transactions at work and this was normal course of business.

But I have 2 other rental properties, 2 schedule C businesses, and bank accounts and credit cards to match, and I want to be able to import transactions and manage everything all in one place, instead of having a completely separate spreadsheet based bookkeeping system for the house I live in. 

@Alan Ford  If there is something so secretive about this transaction that you can't disclose the details, you've already blown it by mentioning it on a forum. 

Plus new agents are assigned a local mentor as well who is required to work through the first three transactions with them, regardless of whether they join a team.  3.

I am interested in investing in Class B/C value add syndication transactions but have not short-listed submarkets yet. 

In Illinois, the statehouse passed SB1872 just last year, which amends the Illinois Real Estate License Act to require brokers licenses for wholesale transactions.

I love the transaction side of the business AND the investment prospects.
