I have experience with solar but mainly septic.

I don't have any credit card debt but I do currently have 2 mortgages that I am making payments on and that is the main reason why my DTI is over the allowable limit. 

I know I need insurance for the property, but my main question is in regards to an umbrella policy.

The main issue that gives me pause is that I know SFH’s will go up in value tremendously in the next few years.  

Other than that I have mainly invested in Isla Vista for student housing and just recently up here in Berkeley.

East side is mainly single family, but buying in will be more like 600k range now a days. 

I have a home under contract, I'm looking at all of the upgrades required, roof, HVAC, and fixing wood rot are among those, otherwise the main things are cosmetic.

although I have seen this as an option somehow on a main waterline replacement here in vegas. 

Single family, 576 sq. ft, 2 bed, no info on baths, houses to left and right look fairly well kept, near a high school and main street in city, looks like no one is living there (-tall grass, no cars in driveway). 

I live in New York but I am currently looking to invest in long-distance real estate, mainly in the Baltimore, MD area.
