Spend tens of thousands of dollars with a cabinet manufacturer and become a distributor.

The gun shop buys from the ammo manufacture, I buy from him, you might have to buy it from me, if you can't buy from the dealer.

Instruct title agent to have buyer(you)  to catch up loan and taxes at close.  

The self-directed IRA company I use is there and they have great instructional meetings and webinars. 

I expect that I'll be paying one of our lawyers to draft the mortgage doc according to our terms, establish the lein, etc.Can someone either feed me a document explaining all of this, or write it down in step-by-step instructions for who needs to get what done by whom? 

That being said, I think the market will get even better near me soon as there area lot of good manufacturing jobs coming in (Volvo) and plenty of other solid industry here too (Boeing, military, etc).

Don't pinch pennies on a roof, water damage can cause major problems and that gets expensive, damage over time to framing is generally not covered by your insurance.As to warranties, read the manufacture's warranty and then let me know if you will ever be able to make a claim under those conditions, material defects, hard for me to prove that.
