Neither of us have broached the topic of renewing their lease term, so at this point I'm assuming they are planning to stay and would like some extra time, so I thought it might benefit us both to end the fixed lease on 6/30, and then start a new month-to-month lease with a 1 month term and 30 days notice, all on 7/1, with some language built in for their leniency on showing the place to prospective tenants.

For it to be a valid notice it needs to either be posted to the door or sent via certified mail.

I was looking to educate myself in house flipping, so I went on Amazon and looked at the top rated books on real estate investing, not noticing the Bigger Pocket books was on rentals.

The thought of spending another 4-6 months saving for a down payment sucks, but I think we'd both prefer to put a nice chunk down ahead of time to lower the risk and to increase the cash flow.
