There are a lot of different ways to skin the cat, not just one. 

How much skin of the game the GP has in this deal ?

I have done interior ivy walls, ice cream makers, fresh squeeze orange juice, and even converted an outdoor shed into a "Van Gough Art Studio" to give 1 house a leg up.

The only issue I see is that the PM only "sort of" has skin in the game.

I want to make sure this buyer puts down some earnest money to have some skin in the game an not back out and leave the deal in jeopardy.  

And RealtyMogul and Fundrise don't currently offer deals that meet my personal criteria (of sponsors who have at least a full ballistic cycle of experience with little to no money lost, low leverage, fixed-rate deals, sponsors that put high skin in the game, don't take inordinate compensation etc.).

I'm sure there is more than one way to skin this cat.

I would go with a cream/beige invitation envelope, stamp choice isn't too important however.

Unfortunately most hard money lenders want to see your skin in the game as well.

Summary, there is about 74 ways to "skin that cat".
