Here in Oklahoma… it’s not If but when. 2) asbestos— while the home inspector can’t tell you 100% just by looking at it, they *should* be able to tell you if they suspect it (Like the square tiles used in kitchens and bathrooms especially), and from there you can decide if you want to get it tested.

I was thinking specifically of that area.. dont really know it that well.. but I suspect rural Tennessee without the big nightly income values are no where near what people are paying for those cabins.

I guess you could do second home loan with 10% down, but I suspect most will require 20% anyways.Our lender at least adds back in depreciation when doing our DTI calculation @Joe C. so not a big deal to have paper losses related to the depreciation.

It makes me very empathetic to those searching for quality places to rent…and as much as I love my market I am not so naive to think we are the hottest market in the US, what I mean by that is I would suspect this is even worse in hotter markets than mine.

I suspect you listed this as it was already a development property.. 200k an acre is really strong for that area I would think... that would indicate 100k lots... are lots worth =100K there now?

I suspect this will be difficult because in my market the properties with completed ADUs are not selling for a value that reflects the hands off cost of the ADU addition or that values the ADU like the primary structure. good luck

Check your local laws, but I suspect you don't have any legal obligation to do anything with this deposit that really doesn't exist.
