It sounds like you understand how to analyze a deal, so I would run both deals and determine which is most attractive.

My specialty is identifying properties & understanding what that investment looks like long term.

Still I would strongly suggest meeting with a mortgage broker who understands RE Investing in your area.. 

@Lana Lee I understand class as location, condition, and amenities (with locating being the limiting factor).
