I can tell you from extremely painful personal experience that your employees, left unsupervised by you, will siphon off a ton of cash. 

I was concerned about the budget so I went with the familiar contractor vs taking a chance on another unknown. 

I was concerned that the seller wouldn’t repair it properly so my realtor suggested that we just take it off the purchase price.

For those in growth mode, how do you counter the cap rate concern?

One of my bigger concern is not knowing how difficult and how long it takes to liquify a fund and have the money ready for the down payment?

My bigger concern is whether anyone knows of any problems/issues with cash then refi vs straight to mortgage.

Hello, I am considering doing my first BRRRR strategy deal but have some concerns.

Hey everyone,I own a small commercial real estate property, and have been approached by a potential tenant who is considered extremely successful.

It has recovered nicely but that is something that may happen again.Note that the S&P500 in the past two years has been about 15% IRR so this is great for diversification and it may keep pace with the market in the long run but true full diversification is also important.Bottom line, as far as I am concerned, I would give a green light to Fundrise with the caveat of a reocmmendation to diversifying between multiple offerings (I like wide diversification for safety).
