Those are pretty decent numbers.Remember property taxes get re-evaluated every year and can go up every year AND they are kinda high relative to other states.Neighborhoods matter.

If it’s a rental for 5 years and you move in to it for 2 years you get about 30% capital gains tax free (2/7ths) (you still owe 100% depreciation recapture.), live there for 5 years and you get 50% tax free. (5/10ths)

If your loan is a 30 year and you are only 7 years into it, it may have a ton of equity but taking money out will result in negative cash flow even if you extend the loan back out to a 30 year.

Unless you are getting leads that are a 25 year person renting and do not own property, the lead quality is not the problem.
